The notices and their periods
- 3-Day Notice to Pay or Quit — for nonpayment (Utah Code § 78B-6-802(1)(c)) — three business days to pay in full or move out. Paying the full amount (plus any lease late fees) within the period stops the eviction.
- 3-Day Notice to Comply or Quit — for a curable lease violation like an unauthorized pet or occupant — three days to remedy or vacate.
- 3-Day Notice to Quit (no cure) — for nuisance, waste, illegal activity, or unauthorized subletting (§ 78B-6-802(1)(d)) — no opportunity to cure.
Ending a tenancy and serving notice
To end a month-to-month tenancy without cause, give 15 days' written notice (Utah Code § 78B-6-802(1)(b)) — shorter than the 30 days common in most states. An at-will holdover generally gets a 5-day notice.
