- 7-Day Notice to Pay or Quit — for nonpayment (AS § 34.03.220(b)) — seven days to pay or move out.
- 10-Day Notice to Cure — for a curable lease violation (AS § 34.03.220(a)(2)) — 10 days to fix the problem (13 if served by mail). A repeat of the same violation within six months becomes a 5-day unconditional quit (§ 34.03.220(e)).
- 24-Hour to 5-Day Notice (damage / illegal) — for intentional substantial damage (over $400) or illegal activity, the tenancy can end as soon as 24 hours and up to 5 days after notice, with no cure (AS § 34.03.220(a)(1)).
Ending a tenancy and serving notice
To end a month-to-month tenancy without cause, give at least 30 days' written notice before the rent due date (AS § 34.03.290); a week-to-week tenancy requires 14 days.
After the notice period, the landlord files a Forcible Entry and Detainer action in District Court. Adding three days for mailed notices is standard (AS § 09.45.100).
